As a new Bridgewater homeowner, you may have several questions about HOA fees, and what local taxes cover. Let us explain: a homeowner’s association fee (HOA fee) is an amount of money that must be paid monthly by owners of certain types of residential properties, and HOAs collect these fees to assist with maintaining and improving properties in the association. HOA fees typically cover the costs of maintaining the building’s common areas, such as patios, landscaping and swimming pools. HOA fees can also fund community expenditures, such as upkeep of tennis courts, a community clubhouse or parks. In addition, HOAs also create rules related to parking or the use of common areas.

Satellite dishes/antennae are permitted, in the least conspicuous location and still receive a signal but does not interfere with the neighboring homes, and is screened from view following the aesthetics of the community and with ARC approval.
Trash pick up is included in the annual HOA budget.
Storage buildings (sheds) are allowed as long as they are approved by the ARC prior and must match the main house detailing, trim, roof slopes/overhangs and placed on a permanent foundation.
Above ground pools and tree houses are not allowed.
No parking on the streets allowed. RV’s, trailers, boats, commercial vehicles are not allowed to be stored at the Lot.
Pets are allowed. Owners must be in control of their pets and pick up after their pets at all times. (Up to four domestic animals)
Non-motorized or electric boats are allowed on the lakes.
Solar panels are not permitted.
Fireworks are not allowed.
Artificial vegetation is prohibited on the exterior, all other sculptures, ornaments must be approved prior by ARC. American flags displayed appropriately no larger than 4 x 6.
Gardens must not be placed upon the side or front yards.
No window air conditioning units are permitted.
Fences must be approved prior by the ARC. Wrought Iron or aluminum, no more than 4 ft high. Black or bronze color only.
Basketball goals and other play equipment must be approved prior by the ARC.
Surveillance cameras/lights must be approved prior by the ARC.
Clotheslines are not permitted.
Garage doors must be kept closed when not in use.
